Downtown Oregon City is an emerging business district located just 13 miles from downtown Portland. Oregon City is the county seat of Clackamas County and downtown is designated as a regional center by Metro.

Downtown has been the center of a focused economic development effort led by the Downtown Oregon City Association and the City of Oregon City. With a vacancy rate dropping below 10%, the district has made great strides towards once again becoming the civic, shopping, and dining center of Oregon City. Since 2009, dozens of facades have been renovated, the one-way Main Street was converted to two-way, and six block long streetscape project completed.

With a growing list of businesses and events, downtown is a vibrant business district on the cusp of something great.

The Downtown Oregon City Association’s strategic plan in conjunction with priorities established by the city commission prioritizes mixed-use development in the district. There are several incentive programs in place to help with development costs in downtown.

We are launching a retail recruitment program to strengthen downtown’s destination quality. Based on an analysis of our current business mix, the following business types either support existing clusters or meet unmet opportunities identified by our research:

  • Dessert café or ice cream shop
  • Shoe store
  • Retail clothing
  • Gift store
  • Unique destination-quality boutique
  • Health foods/ juice bar
  • Domestic merchandise/ home goods
  • Child-friendly (toys, crafts, clothes)

From each business grouping, we’ve pinpointed gaps and believe that recruiting tenants that fit into the above categories will help complete the shopping and dining experience, further enhancing downtown as a destination retail district. The list isn’t exhaustive. We are happy to consider how alternative tenant types can successfully fit into downtown’s mix.
